This roof was a aged commercial metal roof with exposed fasteners. The fasteners had dry rotted seals, which can allow water to penetrate into the building. Also the metal had some small cracks. We waterproofed this roof system using a six step process. #1. Washed roof using a rust neutralizing cleaner. #2 Primed metal with rust inhibitor. #3. Applied base coat to all seams and bedded fabric to reinforce. #4. Back rolled another layer of base coat into the fabric. #5. Sealed all fastener heads. #6. Applied white elastomeric top coat over entire roof area, creating a seamless monolithic roof system that is energy efficient.
